A brand-new spec estate at 12846 Highwood Street in Brentwood Park sold for $26 million on September 1, 2026, after first hitting the market three years earlier at $39.9 million. The half-acre gated property, completed in 2023 in a warm-contemporary style, spans about 13,077 square feet with five bedrooms and nine bathrooms, a Dolby Atmos theater, a wine-tasting cellar and a wellness center. Kurt Rappaport, co-founder of Westside Estate Agency, developed the property and represented himself in the sale; Compass agent Josh Flagg brought the buyer, described by Rappaport as a local business executive.
The sale works out to $1,988 per square foot, a steep discount from the original $3,049-per-square-foot ask, and carries a Measure ULA transfer-tax bill of roughly $1.43 million under the city’s 5.5 percent surcharge on sales above $10.9 million. Rappaport currently ranks fifth in The Real Deal’s Los Angeles broker rankings by volume and has handled seven of California’s ten most expensive home sales on record, including Oakley founder Jim Jannard’s $210 million Malibu deal.
