A 37-foot-wide townhouse at 34 East 70th Street in Lenox Hill sold for $20.7 million on August 26, 2026. The buyer was an affiliate of the Amirian Group. The seller, 36 E. 70th Street LLC, had owned the property since 2018, when it paid $18.3 million. The roughly 12,500-square-foot townhouse went on the market in March asking $24.5 million. Adam Modlin of the Modlin Group held the listing.
East 70th Street between Fifth and Park sits inside the Upper East Side Historic District, where the city’s widest surviving single-family lots have kept a narrow supply of double-width and near-double-width townhouses in near-permanent demand.
Eight years, two million dollars of appreciation, and a discount off the ask — a fairly ordinary outcome for a market this narrow, which is exactly what makes it worth recording.
