A full-floor cooperative apartment at 820 Fifth Avenue on the Upper East Side sold for $45 million in an off-market deal on August 19, 2026. The seller, an entity tied to Terry Semel — the former chairman and co-CEO of Warner Bros. and later chairman and CEO of Yahoo! — had owned the roughly 7,000-square-foot apartment since 1996, when he purchased it from Gordon and Ann Getty for $12.3 million. The latest sale breaks down to about $6,400 per square foot. The buyer took title as an anonymous entity, The 2024 M Trust.
Built in 1916, 820 Fifth Avenue is one of Manhattan’s most exclusive limestone cooperatives, with a small roster of full-floor apartments and a board known to decline even very wealthy prospective buyers. Past and present residents include designer Tommy Hilfiger and the late socialite Lily Safra, who sold her apartment there to hedge funder Ken Griffin in 2009 for $40 million.
Three decades of ownership, one seller, one sale — in a building where turnover this public is itself the rarity.
